The property has extensive housing in the area and is close to I, for quick access to the mountains and metro Denver area. Water is serviced by a public water company with a special use permit. The barn has new windows and siding that were added in the past few months. The footing is groomed during the day and the arena is located away from the horse traffic areas to enable the horses to work without being distracted. The Clubhouse is square feet and contains a lounge, full kitchen, eating area, full bathroom and also an office, which could be used as a bedroom if the new owner would want to use the building as help housing. The Hydroponic heated and cooled fodder structure sits on the south west side of the property. The enclosed structure is covered by a poly quonset to help maintain proper temperatures.
Currently the owners use barley seed for the fodder which sprouts and grows within 10 days. Outdoor Pens and Shelters: There are 52 outdoor pens with shelters. They can hold individual horses or panels can be removed be a shared pen. The on-site clinic structure is owned by the Veterinarian, but the pad it sits on is leased to the Clinic by the owners. The Veterinarian is a mobile vet, but there is a vet tech available most business hours. The Equine Center will be sold as a turnkey business operation.
Most all equipment excluding a tractor and attachments will convey with the property. I was mildly disappointed with this early DeMille picture. I'm not sure what I was expecting, but what I got was a sort of hodge-podge handled in a broad fashion, as if Sennett had told his crew to come up with a short feature based on Bret Harte. You have the free-spirited young girl and the western types and the road agent, and they all aspire to something, they know not what, and they all act in an amusingly awkward fashion around each other. I'm sure it's what attracted Belasco to the idea in the first place, and that led Puccini to it, and so forth.
If it was good enough for Belasco, it was good enough for DeMille, so it was one of the properties that DeMille filmized early on -- before he quite knew what he was doing, apparently, or at least before he had learned how to edit things properly.
